PZM series houses, apartment layouts with dimensions. Typical house series P3M Typical house series p 3m

Today we will again go to the developer of Moscow and the Moscow region, Peak Industry. And let's see the house of the series P-3M two-bedroom layout Our apartment will be small by today's dimensions, 54 square meters. In terms of its parameters and layout, it resembles the two-room P-44T line of panel houses. But it has its own pros and cons in the layout. First I would like to say a few words about the house. The P-3M series was developed on the basis of the previous P-3 panel house series. Unlike the first version, the P-3M series has increased thermal insulation and external three-layer hinged panels. The construction of a standard series of panel house P-3M dates back to 1996 and is still being built. Construction is underway in Moscow and the Moscow region. To better understand what kind of house we are talking about, let's look at a photo of this series of houses.

Photo of panel house P-3M

Entrance of house P-3M

Below is an interesting photo taken in the city of Lyubertsy, Moscow region. LCD Krasnaya Gorka. One house combines two modifications. On the left and right edges there is a series of P-3M panel houses, and in the middle there is a new configuration P-3M (flagship). If you look at the canopy of the roof of the house, you can see the differences.

This is what a panel house of the P-3M series (flagship) looks like

Layout diagram of a two-room apartment P-3M

General dimensions of a small two-room apartment in a P-3M panel house

Entrance hall with corridor 5.60 + 2.80 square meters

Kitchen - 9.1 square meters

Small room 14.3 square meters

Large isolated room 17.9 square meters

Bathroom together 3.9 square meters

Ceiling height 2.70 meters

Balcony is small

Total living area: 32.19 square meters, Total area of the apartment 53.8 square meters

Layout and dimensions of the hallway in P-3M

As I wrote above, the apartment is very similar to a small linear two-room apartment, a P-44T panel house

You can install a wardrobe in the hallway along a long wall.

Hang a large mirror on the wall on the side of the room.

Another option is to place a closet along the long wall in the hallway and next to it a small chest of drawers with a mirror.

We walk along the hallway towards the kitchen and here we find ourselves in a corridor where there is a good, deep space for a closet.

A closet up to the ceiling looks more advantageous in my opinion. But of course it would be nice to put a cabinet in this place, but for some reason the designers managed to ruin such a beautiful place and install an electrical panel in it.

We temporarily remove the cabinet from the corridor and look at how the electrical, iron panel box is located on the wall.

Kitchen layout and dimensions in P-3M

The kitchen is quite spacious, size 9.1 sq. the meter is felt. There is no exit to the balcony from the kitchen, which is a pity.

If you remove the door in the kitchen and make an opening up to the ceiling, the narrow corridor will not seem so small.

Layout and dimensions of the bathroom in P-3M

The bathroom with toilet is no different from other standard series of houses. Everything fits according to the standard.

A washbasin along with a washing machine fit on one side.

Pay attention to the photo of the bathtub; if you are renovating your apartment, make the same tile bend for yourself. This is primarily convenient for those who have children. When you wash your baby in the bath, your legs and back won't be as tired because the legs are further advanced.

Classic toilet.

Layout and dimensions of a small room in a P-3M panel house

A small room in a P-3M panel house is worthy of all praise. It turned out to be extremely successful. The size of the room is 14.3 square meters. But the main advantage of the room is that it is not elongated, but has a square shape.

Thanks to the squareness, you will have many more options for arranging furniture.

The bedroom turns out to be luxurious; a large bed will not take up most of the room.

The wall where the interior door is, is not load-bearing. The interior door can be easily moved to any part of the wall. If you move the door to the left, instead of a wardrobe you can install a bed along the wall.

Layout and dimensions of the Large room in the P-3M panel house

The large room is no different from the others. It doesn’t even reach 18 square meters. Has access to a balcony.

European-quality renovation will add beauty to the room.

You can install a corner sofa in a large room. But it feels like it's eating up most of the space.

Balcony in panel house P-3M

The balcony has a semicircular shape. They don’t want to make large balconies in small two-room new buildings. We'll have to be content with this.

Distinctive features: houses of the P-3M standard series, in contrast to the basic P-3 (built from 1975 to 1998), have 3-layer external walls with increased thermal insulation and rounded balconies. Interpanel seams are additionally insulated and plastered. There are practically no design differences from the basic P-3 series. Since 2002, windows in houses of the P-3M series have been glazed with 2-chamber double-glazed windows.
Other advantages: the apartments of the P-3M series houses have built-in wardrobes, mezzanines, and in the event of a fire, an automatic smoke removal system is turned on. All double-glazed windows in houses of the P-3M series, except for bay windows, contain vents
Disadvantages: limited redevelopment possibilities
Manufacturer: DSK-3 (part of the PIK Group of Companies)
Designer: MNIITEP (Moscow Research Institute of Typology and Experimental Design)

The 1980 Olympic Village in Moscow (residential sector) consists entirely of standard panel houses of the P-3 series, which was taken as the basis for the design of the standard P-3M series in the late 1980s.
The P-3M-6 modification was created in the mid-2000s. for the resettlement of residents of demolished dilapidated and five-story housing stock. There are 6 apartments of reduced size on each floor.
Apartments in new buildings of the P-3M series are often sold with fine finishing

DSK-3 is the founder of multi-storey large-panel construction and one of the largest construction organizations in Moscow.

  • Manufacturer – DSK-3
  • Designer - MNIITEP
  • Years of construction – from 1997 to present
  • Architects: Kan V.V., Rozanova V.N., Krayuhina I.N.
  • Design engineers: Kozitsyn Ya.E., Mylnikov S.A., Vasilkova N.P.

The plant was created in March 1964. Over the thirty-year period of operation, DSK-3 mastered production and carried out the construction of eight different series of residential buildings. Since 1997, the plant began to develop the production of residential buildings of the modified PZM series. Since 1998 release residential buildings of the PZM series carried out at the full capacity of the plant. The production capacity of the plant is 360 thousand square meters. m of total area of residential buildings per year with development in the future up to 500 thousand sq. m. m of total area. Projects and design documentation for industrial products necessary for the construction of residential buildings are developed by design workshop No. 3 MNIITEP with the involvement of specialized engineering departments of the institute. The main architectural, planning and constructive advantages of modernized residential buildings PZM series are: - the presence of straight and rotary 9,16,17-storey block sections and various types of blocking, allowing to expand the urban planning capabilities of the series; - a set of apartments from one-room to four-room; - use of bay windows, loggias, balconies, external wall panels with relief patterns for solving the architecture of facades, new design of entrances to sections, etc. For the future, the following is planned: - development of the series PZMsh, which is a further modification of the PZM, with the introduction of a pitch of 4.2 m, improvement of apartment layouts, facade architecture, etc.; - development of a single-section tower-type residential building for use in the existing city development; - development of production of structures of the first non-residential floors with a height of 2.8 and 3.3 m; - further expansion of the range of block sections, taking into account the possibilities of their various blocking, including those with differences in height.

The layout of the houses in this series is considered one of the most successful among panel houses. A distinctive feature of the P-3M series from the P-3 is the improved technology for manufacturing the external walls of the house. In houses of the P-3M series, the external panels are three-layer with additional insulation. The advantages of houses of the P-3M series in comparison with other panel houses: increased thermal insulation of external panels, the presence of 2 bathrooms in four-room apartments, relatively spacious kitchens, isolated rooms and the presence of an automatic smoke removal system.

Since 2002, houses have been built with double-glazed windows with increased energy efficiency.

Since 2010, the facade surface of external hinged three-layer slabs has been covered with finely divided tiles.

Houses of this series, due to the relative cheapness of production and construction in comparison with other series and monolithic buildings, were often built as social housing. Apartments in such houses are rented already finished. An obvious disadvantage of the series is the fact that almost all the walls inside the apartments are load-bearing and it is practically impossible to change the layout of the apartments in any way to suit your specific needs. In fact, only the partitions of the bathrooms are non-load-bearing.

Building construction

  • Staircases: Prefabricated reinforced concrete, smoke-free with a common balcony
  • Garbage chute: with loading valve on each floor
  • Ventilation: natural exhaust, units in kitchens and bathrooms
  • External walls: Three-layer panels with effective insulation 300 mm thick.
  • Internal walls: Transverse - prefabricated reinforced concrete panels 14cm thick, longitudinal - prefabricated reinforced concrete panels 18cm thick.
  • Interior partitions: gypsum concrete rolled panels 80 mm thick
  • Interfloor ceilings: Reinforced concrete hollow-core slabs 140 mm thick, room size, supported on internal load-bearing walls
  • Load-bearing walls: reinforced concrete 140 and 180 mm thick
  • Roof type: flat

Advantages and disadvantages

Advantages: high quality control of parts for production - good quality of finished houses.

Houses of the P-3M series are a modified version of P-3 (from 1975 to 1998.) and were often built as social housing with additional insulation of external walls. Since 2010, two modifications have been developed based on the series: P-3M-7/23 - a modification with an increased (from 19 to 23) number of floors, a third elevator and increased apartment areas and P-3MS - a “social” modification - with the same the width of the rooms and with more modern facades.

The color scheme of the external walls is varied: white with beige, yellow, light green, blue, pink, orange, brown. The houses have been tiled since 2010.

In houses of the P-3M series, the number of floors varies from 8 to 17. The first floor can be residential or non-residential. Number of entrances from 1 or more. Each entrance has elevators: one passenger with a lifting capacity of 350 kg. And one cargo-passenger with a carrying capacity of 500 kg.

The number of apartments on the floor is 4. All rooms in the apartments of the P-3M series houses are isolated. In one-room apartments, the living area is 14-18 m², the kitchen is 9-10 m²; in two-room apartments, living area 32-34 m², kitchen 9-10 m²; in three-room apartments, living area 43-50 m², kitchen 10 m²; in four-room apartments, living area 63-66 m², kitchen 10 m². The corner three and four bedroom apartments have dark rooms/storages.

There is a separate bathroom in all apartments, in four-room apartments there are two bathrooms, baths: standard, 170 cm long. Ventilation is natural exhaust through ventilation units (bathroom and kitchen). in two-, three- and four-room apartments there are loggias or round balconies; since 2002 they have been glazed; double-glazed windows with increased energy efficiency have been installed on the windows. Garbage chute is located on each floor with a loading valve. Stairs without a common balcony.

Internal inter-apartment walls: Transverse - prefabricated reinforced concrete panels 14cm thick, longitudinal - prefabricated reinforced concrete panels 18cm thick. External walls - three-layer panels with effective insulation 30 cm thick. Gypsum concrete partitions 8 cm. Ceilings - hollow-core reinforced concrete slabs 14 cm thick. Load-bearing walls - all inter-apartment and most inter-room (for example, in three-room apartments, unlike the P-44 series family, the wall between the larger room and the corridor is also load-bearing). The longitudinal wall between rooms in three- and four-room apartments is load-bearing.

Advantages: they have increased thermal insulation, built-in wardrobes, and an automatic smoke removal system. Apartments in such houses are rented already finished. Disadvantages: almost all walls are load-bearing.

Series of panel houses P-3M is not included in the demolition list; the likelihood of demolition, even in the long term, is low.

This is largely due to the design with bright facade colors (unlike P-44T, P-3M houses are not tiled, but painted), rounded balconies and bay windows.

Structurally, P-3M are multi-section panel houses height from 8 to 17 floorswith 1-, 2-, 3- and 4-room apartments. There are many varieties of standard P-3M sections, which allows you to build residential buildings of various configurations or variable number of storeys.

All rooms in the apartments are made insulated, almost all interior walls are load-bearing. In three-room apartments, the wall separating the room adjacent to the kitchen from the corridor is self-supporting and cannot be touched. Corner three- and four-room apartments have dark rooms. One-room apartments do not have balconies and loggias, which are present in all other apartments.

The area of the apartments in P-3M is from 35 sq.m. (one-room apartment) to 105 sq.m. (four-room apartment), and the kitchen area is 9-10 sq.m.

From floor to ceiling in apartments - 2.64 m. Engineering communications are brought to the technical floor and to the basement. The entrance is equipped with two elevators. External walls - expanded clay concrete panels 30 cm thick, internal concrete - 14 cm. Thickness of gypsum concrete partitions - 8 cm. Ceilings - concrete panels 14 cm thick. 3- and 4-room apartments have bay windows, and 4-room apartments have two bathroom.

Currently, along with the basic P-3M series, houses of the series are being built, which are a further development of the P-3M project.
