Foundation

Frame houses are very light, and therefore they do not need a monumental foundation. For such buildings, the choice of piles is optimal.
However, remember that such a foundation excludes a basement. Such a foundation can be laid in a day. It does not need special equipment, and it has an excellent bearing capacity. In addition, it is quite inexpensive, which is a plus for independent construction.

Our goal is to build you a flawless home and provide you with an outstanding building experience. As such, we have many checks and balances to help our team achieve this level of phenomenal customer satisfaction in every home. Typically, the first person you interact with will be your sales consultant. Their job is not to actually sell you anything, but rather as a source of accurate information that allows you to make the right decision about buying a home by helping you understand your needs and wants, answering questions, and educating you in your new home. process.

For a frame house, you can usually choose 4 types of foundation:

  1. Tape
  2. Columnar, brick
  3. Columnar, metal piles
  4. Columnar, asbestos pipes with filling

For such a foundation, it does not matter in what weather it is assembled. However, keep in mind: if the soil has clay impurities, then laying the foundation is best when the weather is sunny and warm. You will have to check the ground for construction at an angle of 90 degrees. If you think that you will need piles large diameter, then in this case you will have to use special equipment to install the foundation. If the piles are of small diameter, then you will not need such a technique. So it will even be easier to set the same level of the foundation during construction.

They will show you the available home sites to help you choose the one that suits you. They will be with you every step of the contracting process and will be ready to help you and answer your questions from start to finish, throughout the home buying process. Once you have negotiated your new home, you need to ensure that your financing is in place. The choice of a lender is up to you, and we can work with anyone. If you don't already have a lender, we invite you to contact one of our three preferred lenders.

  1. Before screwing the piles, mark the site.
  2. Prepare it for the construction of the foundation - the surface must be flat.
  3. Draw a perimeter.
  4. After that, install reinforcing bars in the corners. Their length should not exceed fifty centimeters.
  5. Stretch a rope between them. Twine is also suitable for these purposes. This will help you understand how accurate your markup is.
  6. Then install the prepared piles. The installation depth should be at least 50 cm. How deep you can install the piles depends primarily on the type of soil in your area. The distance between the piles should be approximately one meter.
  7. After all the piles are installed, they need to be cut to the level that you deem necessary. At the final stage, concreting of the trunks is carried out. They also carry out the installation of heads.
  8. The main nuance when working with piles is that the device should not be repeated. Such an installation will disturb the soil that has been compacted. Use the diagram to better understand the principle of the device.

Treat the bars with an antiseptic, and install on piles. Such an assembly is done around the entire perimeter of the base. The joints of the corners will be strengthened by the installation of metal corners. They will need to be secured with nails. Fix the strapping to the base with fixing screws. You will need to lay the bars in special grooves and screw them. Place the boards on the harness so that they overlap the places where the bars are connected. The frame rack will be mounted there later. Do not forget that the board must also be treated with an antiseptic.

  • Preparation for fixing the lower trim beam
  • Installation of non-corner posts
  • Attachment of the upper trim bar
  • Strengthening the frame
  • Installation of ceiling beams
  • Prefabricated design - the secrets of economical installation

Frame houses are becoming increasingly popular due to the ease of installation and the ability to carry out work on their own, their installation does not require the use of heavy equipment, and therefore is the most profitable. Step by step will help to build a house, endowing it with reliability and durability.

During construction, frame houses do not require the use of heavy equipment, which makes construction as profitable as possible.

By the time the work is completed, the following must be ensured:

  • ready-made foundation, aged at least 7 days. Concrete gains full strength in 28 days, but after 7 days concrete foundation you can begin to assemble the base of the frame house. It is safe for both the foundation and the frame.

Scheme of overlapping frame house.

Often, when pouring the grillage, anchors (studs) are laid in it, which will later help to install the lower trim bar. Therefore, if it is planned to fix the timber by this method, then at this stage the foundation will have the form of pillars connected by a grillage, from which anchors concreted at one end will protrude.

  • a tree must be purchased for the frame. If you plan to use a non-dried tree, then its installation must be carried out as soon as possible.

Used lumber must be treated with an antiseptic.

  1. An obligatory element is a roofing material used for the installation of anti-capillary waterproofing along the supporting columns of the log and the foundation of the frame house. For this purpose, you can use the usual roofing material without UV stabilization.
  2. Pay special attention to the selection and purchase of fasteners. It is impossible to calculate the exact amount of fasteners, but you can focus on the following data: nails 5 kg - 120 mm, 3 kg - 100 mm, 1 kg - 50 mm, self-tapping screws 500 pcs. – 100 mm, 100 pcs. - 50 mm.
  3. Prior to the purchase of lumber, it is necessary to determine the thickness of the thermal insulation for the floor, walls, floors, since an unplanned increase in the thickness of the insulation entails the need to increase the size of the frame.

Instruments:

Tools necessary for work: tape measure, level, hammer, hand saw, screwdriver.

  • screwdriver;
  • circular saw;
  • hand saw;
  • electric jigsaw;
  • metal square;
  • level;
  • roulette;
  • axe;
  • a hammer;
  • ticks are big.

Preparation for fixing the lower trim beam

The phased construction of a frame house with your own hands begins with the fastening of the lower trim beam. The beam is laid on the grillage, on which the roofing material is previously laid. The roofing material is laid immediately before the installation of the lower trim beam, since it may lose its insulating properties during pre-laying and prolonged exposure to the sun. If this is how the circumstances develop and the foundation will have to wait a long time for the installation of the lower trim beam, cover it with ordinary plastic wrap.

The film prevents washing out of concrete milk. Before laying the beam of the lower trim of the frame house, check the horizontalness of the upper plane of the grillage using the level. If it is perfectly flat, you can start laying waterproofing and timber. If there are irregularities of more than 1 cm, they must be leveled with a mortar, allowed to stand (at least 7 days) and only then the waterproofing and the lower trim beam should be laid.

If there are irregularities less than 1 cm, planks are placed under the lower trim bar. Since mortar of this thickness will not adhere to the tape, over time it will move away and crumble. The bars of the lower trim are joined together by sampling at the corners. There are many different sampling options, but the most practical and simple to implement are the paw and half-tree sampling.

In places of corner joints, the bars are fixed to each other. For this purpose, one of the connection methods described below can be used:

  1. The connection of the beams with an anchor that secures the beam of the lower trim to the foundation.
  2. The connection of the bars to each other with nails that have a length of at least 150 mm. The nails are fastened with an indent from the edge of the timber 1.5-2 cm and are used in the amount of 4 nails for each corner.

At the joints of the bars, drill a hole with a diameter of at least 20 mm. Drive a wooden dowel into the hole with a hammer - a pin made of dried oak. The design should protrude above the surface of the beam by 8-10 cm, since it involves further fastening of the corner posts of the frame. The diameter of the dowel for the frame must be equal to the diameter of the hole. If the dowel is square, its side may be larger than the diameter of the hole. Before attaching the bars, be sure to check the geometry: angles and diagonals.

Scheme of fastening of the beam of the lower strapping.

In addition to fastening between themselves, the bars of the lower trim are mounted to the foundation. If studs were laid for fastening, then anchors are no longer required. And you can immediately proceed to the stage of drilling holes in the bar for the studs. Drilling locations are determined by the location of the concreted studs. If the studs were not laid, then the beam will be fastened with anchor bolts with a diameter of 16 mm. Anchor bolts must go into the foundation to a depth of at least 10 cm, so if the height of the lower trim is 10 cm, then the total length of the anchor should be 20 cm. Holes are drilled in the hardened concrete of the grillage.

Further, holes are drilled in the strapping boards at the locations of the anchors. The timber is attached to the foundation with nuts with wide washers. Thanks to the use of a washer during the construction of a frame house, the contact area of \u200b\u200bthe nut with the tree increases. Tightening the nut without a washer increases the risk of sinking into the wood.

The nuts used must be turnkey, the use of round, square, screwdriver is not recommended. If the bars of the lower trim in the corners are connected with dowels or nails, then the anchor in the corner is not installed. The first anchors are installed on the line of conditional continuation of the internal contour of the foundation tape. If they were not fastened with nails or dowels in the corner, then the first anchor is installed in the corner at the junction of the bars. Further, the connection of the beams of the frame house with their own hands is carried out in increments of 1-1.2 m, but not more than 2.4 m. In the presence of short walls of the building, regardless of the length, at least 2 anchor bolts should be located on one segment of the lower trim beam. Check the angles, levels and diagonals of the top rail.

If irregularities are found, the upper plane can be leveled with an electric planer. After the bars of the lower trim are interconnected and fixed to the foundation, you can proceed to the next step - installing the vertical racks of the frame.

Back to index

Scheme of installation of vertical racks of the frame.

The construction of a frame house at the stage of installing vertical racks begins with the installation of corner racks. If the lower trim bar at the corners was connected with an anchor or nails, then the corner post is fastened with steel corners. If the connection of the bars of the lower trim at the corners was carried out using the dowel method, then the structure must have vertical outlets (8-10 cm) of wooden dowels. Now you need to put on the corner posts on the dowels.

To do this, drill a hole with a diameter of 20 mm in the bottom end of the rack. The depth of the hole should be 1 cm more than the length of the protruding pin and will vary between 9-11 cm. Place each corner post on the pin and secure with temporary braces. Temporary braces will also be needed for fastening corner post steel corners.

Installation of non-corner posts

Scheme of installation of non-corner racks.

The construction of a frame house involves the use of one of the methods of fastening non-corner racks. In the first case, the cutting method is used (half-beam cutting or full cutting). The second method is using galvanized steel corners with a thickness of 2 mm. Using corners when building a house with your own hands significantly reduces installation time and makes the house more reliable, since the bottom rail remains solid and is not weakened by cuttings for racks.

Experts recommend using galvanized wood screws for fixing corners. A little more detail should dwell on the fastening of the racks of the frame by cutting down. It is worth talking in more detail about the first method, which has an important advantage - reducing financial costs. On the bottom rail, mark and make grooves to the size of the rack and depth within 30-50% of the height of the bottom rail. When using a beam with a height of 100 mm, the cutting depth will be 30-50 mm.

Regardless of the method chosen, the fastening of non-corner posts is carried out using temporary jibs. You can install two short jibs on each rack or a long jib on several racks at once. Their main task is to ensure the strength of the connection of the rack with bottom harness until the moment of fixing the permanent jibs and the upper trim. If the layout of the frame for all walls was not carried out in advance and passes without drawings, then at this stage it is necessary to take into account that the pitch of the racks at the locations of the door and window openings may be different.
