It is possible to build a new house around the old one - life often throws up difficult tasks for rural residents. So, we have an old village hut built in the 50s of the 20th century. We bought it along with a small plot to maintain. subsidiary farm. Immediately made inside , connected , put things in order on the territory, built , started .


A couple of years later, they decided to add a small room to the house. And here unforeseen difficulties began. Having dismantled wood paneling hut, it became clear that its walls, made of logs, were eaten by bugs. In some places, the tree has simply turned into dust. It is clear that it is unreasonable to make an extension to such walls, the consequences can be the most deplorable. It is easier, and most importantly more reliable, to build, although it will come out much more expensive.

Since we spent and are going to spend all the summer months in the old house, and the construction according to the plan will take more than one year, we decided not to dismantle the hut. It is planned to first build a “box”, prepare a room, move into it, and only after that break the walls and take them out through the window openings.

First of all, they made markings and poured around the house .


A trench was dug near the old foundation, making sure that the width of future rooms did not exceed 6 meters. This is due to the fact that the boards for the construction of the floor and ceiling, which we order at the sawmill, have a standard 6-meter length. Material longer than 6 meters is much more expensive. The depth of the foundation is 120 cm, equal to the freezing point of the earth in our region, the width is 40 cm, the height of the base is 50 cm. The higher the height of the base, the more beautiful the house will look.


While the foundation was standing, the front and back terraces were dismantled along with the senets. Wooden paneling was removed from the walls of the hut, and the satellite dish was dismantled. Only four walls of the old house were left along with the roof.





Our hut is connected to the gas supply, so it is necessary to disassemble the extensions carefully, without damaging the gas pipes.

Subsequently, under them it is necessary to put reliable props. At the same time, we are dismantling the vacated electrical outlets, switching the electrification system inside the old hut.







The preparatory work is completed, you can start building new walls. The material from which the house will be built is 15 by 15 cm pine timber. But if you decide to use brick or gas silicate blocks- there is no difference, the main thing is that nothing sticks out of the old walls and does not stick out above the foundation.


During the construction of walls, no problems arise, so that later you can enter the old hut, you need to cut out doorways.








So, laying one beam on top of another, we climbed to the level of the roof. The walls of the new house will be 50 cm higher than the old ones, so there will be no problems with laying ceiling beams.


At this point, an additional expense item appears - the dismantling of the old roof. First, we remove the old slate, then we disassemble the crate, then the rafters. To protect from rain, we cover the hut with a thick PVC film, which we prepared in advance.





Our house is heated by a stove converted to use a gas burner. we decided not to break it yet in order to heat the room in winter. To increase the draft, an asbestos-cement pipe was inserted into the base of the brick pipe, extending above the roof ridge. So that it does not interfere with the work, we cut it with a grinder, using a stone cutting disc. The ventilation pipe was completely broken.


Now to build a new nothing interferes. In order for the construction of the roof to take as little time as possible, the material for its manufacture must be purchased in advance. In our case, it was built in a week, during which there was one small rain. A timely spread film protected the ceiling of the hut from leaks.


Having covered the roof with roofing material, scoring board, the construction of the "box" of the new house can be considered completed. In order to have a little more natural light in the hut that is inside, openings can be cut out with a chainsaw in place of the alleged windows.

The issue with the chimney was resolved as follows: a tin elbow was inserted into the remainder of the asbestos pipe at an angle of 135 degrees. They lengthened it with straight knees, hanging them on a wire fixed to the crate, and brought them out into the gable of the roof.


They installed another corner and raised the pipe higher . The pipe does not come into contact with wooden elements anywhere, and besides, it almost does not heat up. The draft allows the furnace to work in normal mode, there is no backlash effect.



This is how we built around the old house. We enter through doorway with a perimeter of 60 cm, the only inconvenience of which is having to bend down, but at the same time, the flexibility of the joints is ensured for a long time.


The tree will shrink during the 1st year, then the decoration of the premises will begin - at this time we will use the old house. When we make repairs in one room, we will transfer things there, and only then we will break the old hut, sawing the walls with a chainsaw and throwing them through the window. Thus, we do not turn off for a single day from suburban life due to large-scale construction.

Preparatory stage works

  • First, it is worthwhile to find out whether an old house in the cadastral register. If so, then you should definitely remove it from the register. Otherwise, then you will not end up with legal red tape with a built house.
  • It is also worthwhile to analyze the soil around the old house in order to accurately calculate the bearing load on new foundation and determine its future type. The creation of the foundation in this case can be carried out both by pile technology and by tape monolithic (depending on the type of soil and the material from which it will be future home).
  • If the new house will be built strictly along the contour of the old one, and at the same time the new foundation will be connected to the old one, then it is necessary to carry out a technical analysis of the old foundation. Most often, the bases poured in the last century do not meet building standards and there is no point in making a bunch of such a foundation with a new one.
  • Among other things, it is necessary to prepare in advance the building material for the construction of the foundation, having determined its parameters.

Important: for central Russia, the depth of the base tape should be from 80 cm or more. At the same time, its width should correspond to the width of future walls, depending on the material from which the new house will be built.

  • For a new house, when pouring, it is better to make a basement 40-50 cm high. Therefore, you need to calculate building materials for it.

We mount the foundation


So, the decision was made, building materials were brought to the site. We start work.

  • First of all, in accordance with the project of the house, we dig a trench under strip foundation. Recall that a new house can exactly repeat the contours of the old one, or you can design a new building, which is successfully erected around the old building, allowing it to fit into the interior design in such a way that after its demolition, you can safely pour the foundation and there
  • The prepared trench is well compacted and a layer of river sand 10-15 cm thick is poured onto the bottom. The sand is slightly moistened and rammed. It will be a kind of sand cushion, a support under the base tape.
  • A wooden formwork is installed in the trench, the height of which should protrude above the upper edge of the trench to the height of the future base.
  • The formwork is waterproofed from the inside with roofing material in such a way that the material tape goes onto the formwork walls.
  • It is necessary to ensure reliable reinforcement of the structure. To do this, a mesh is knitted from steel rods with a cross section of 8-12 mm, which is installed all over in the honeycomb of the foundation and basement. It is important to carry out the technology of knitting reinforcement, since welding violates the technological and operational properties of steel, which can lead to the destruction of the finished structure later.

Important: the rods must be bent at the corners of the foundation, but in no case should the rods be tied at a right angle. Such technology will break the fortress of the future basis for a new house.

  • A ready-made concrete solution is poured into the arranged formwork, which is carefully rammed with a construction vibrator during the pouring process. At the same time, it is worth making sure that the vibrator does not touch the reinforcement, otherwise there is a risk of disturbing the knitting.
  • The poured solution will dry for three to four weeks. dry hot weather it is better to cover it with a film and moisten it periodically to prevent excessive drying of the concrete.
  • After drying, the foundation is freed from the formwork and the contour is reliably waterproofed with bituminous mastic on both sides. After that, you can backfill the base and it is desirable that clay be used for this.

Wall mounting


Depending on what material the walls of the new house will be made of, you should prepare the right amount of it. At the same time, it is worth taking care that there is enough material for the construction of the internal walls of the house around the old one.

  • It is necessary to lay the walls of a new building no earlier than six months after pouring the foundation. It is during this time that the basis will gain its strength. In this case, the first row of masonry or the crown of the building should be mounted on a waterproofing layer laid on top of the basement.
  • So let's start building walls. If the house is brick, then it is necessary to conduct masonry with its obligatory reinforcement every 4-5 rows. If the house is made of timber or rounded logs, then as a standard we put the material in bowls and boxes according to the type of designer.

Important: in order for the level of natural light to be sufficient when laying the walls of a new house in the old one, it is necessary to immediately mount window openings at the stage of laying building materials. And then, because it is through the windows that the dismantled house will subsequently be carried out.

  • We raise the height of the walls in accordance with the design level of the new house. If necessary, we dismantle the roof of the old house and cover it with a thick film.

Important: if the old house has stove or gas heating, you should be very careful with the pipe when dismantling the roof. She must remain intact.

  • As soon as the exterior walls of the house are ready, the construction of the internal partitions of the house can be carried out in the place where the premises for temporary housing are supposed to be equipped during the demolition of the old house and the completion of the construction of the new one. To do this, you should carefully dismantle some of the rooms of the old house and free up space inside the new box for temporary capital housing.
  • As soon as the inner masonry is ready and dry enough (if it is a brick), you can mount ceiling beams and cover the roof of the room with temporary dense material.

Important: after erecting the walls of a new room, it is necessary to bring electricity to it and finish the room inside for quality living in it.

All things from the old hut are transferred to the finished new room and the old house is carefully dismantled. If the hut is wooden, then it is dismantled along the log and carefully removed through door or window openings. new building. If the house was brick, then you should slowly break up the old masonry and remove construction debris outside.

Completion of construction


It is worth remembering that after all construction debris has been removed from the inside of the new house, you can finish laying all the internal walls. At the same time, a new foundation is either poured under them (if the project of the house differs from the old one), or walls are erected in accordance with the old project on the existing foundation. But provided that the basis is strong and reliable. Otherwise, you will still have to remove the old base and fill the contour in a new way.

On the finished base tape arrange the remaining internal walls and lay ceiling beams or floor slabs.

Important: if the house is built of wood, then it needs to be given time to shrink. It's not less than a year. To demolish an old house, you must obtain permission from the architecture department of the local government.
