Which apartment building is better. Which type of house is better - monolithic or panel

V last years the population's demand for new housing is growing every day, and therefore developers are building more and more new buildings at an accelerated pace. The construction of such houses is carried out using two technologies: panel or monolithic housing construction. Both principles of construction are the most modern at this stage of the development of construction in general. What is the difference, and what type of new building should the buyer choose in the end - let's try to figure it out in this article.

A bit of history

Panel house building appeared in Russia a long time ago, and many citizens associate it mainly with gray facades of the same type, with cracks in the walls, skewed window frames and doorways... However, such disadvantages panel houses remained in the past, today developers are bringing the technology of erecting panel structures to perfection, and an ignorant person will not even immediately be able to recognize a panel house in a beautiful high-quality building.

Monolithic houses, on the contrary, have always been considered among the population almost elite housing and were recognized as high-quality buildings. But at present, developers are trying to simplify the system of monolithic housing construction in order to maintain the same quality of buildings to make apartments in such new buildings more affordable.

Terms of construction and suitability for living

For almost any person who decides to buy an apartment, such selection criteria as the timing of the construction of housing and its price are in the first place. In this case, panel houses outperform monolithic ones: the construction time of a multi-storey panel house possible in 6-8 months, while construction monolithic house will take 203 years. This difference is due to the peculiarities of construction technologies. But at the same time, for many people, the longer term for the construction of a monolith indicates its reliability, stability and higher quality than a panel house.

In some ways, these citizens are right: the service life of a monolithic house is 150 years, while the guarantee for seams in panel houses does not exceed 30-40 years. However, in both cases, control over the quality of the production of parts, the raw materials used and the performance of work plays an important role. There are known cases when ultra-reliable monolithic structures cracked due to violation of construction technology. From this point of view, control over the construction of panel houses is more real, because the main parts are manufactured at the plant under the strong supervision of specialists.

The cost of housing in houses of panel and monolithic type

Construction technology monolithic houses is initially more expensive compared to new panel buildings. Plus, buyers of real estate in a monolithic house may suffer additional costs in the form of finishing the apartment : such houses are rented, as a rule, with a rough finish, with minimal preparation of living space for living. Therefore, you should be prepared for high repair costs immediately after the sale and purchase of an apartment. However, the spaciousness of the rooms and the freedom to choose a layout in a monolithic house can cover this minus.

On the contrary, in panel houses, there is already preparation of apartments for people living in them; often such areas are sold already with repairs from the developer. And in general, the degree of preparedness interior decoration for renovation in panel houses is much better. And the prices for such apartments are slightly lower than for monolithic housing.

To choose in which house to buy an apartment - in monolithic or panel - only for each individual buyer. And here one should be guided, first of all, by the principle "price - quality" .

Today there is massive development in cities, the main thing is to make the right choice.

At the same time, the choice of an apartment in a new building depends on many factors and ultimately is the buyer's prerogative. The main thing is to understand well the differences between houses so that you can buy an apartment in a new building in Kiev and not be faced with unpleasant surprises after the purchase. Basically they build: monolithic, brick and panel houses.

Brick new buildings

For centuries, high-quality, durable, reliable, environmentally friendly housing has been built from bricks.

The brick has a high heat capacity and sound insulation. Besides, in brick houses"Easy to breathe", as the material absorbs moisture well. Unfortunately, brick buildings shrink unevenly, so tenants will have to postpone repairs in a new home. Also in case of fire brickwork becomes fragile, which negatively affects the strength of the house.

Monolithic new buildings

Monolithic houses of two types are being built: monolithic-brick and monolithic.

Apartments in a monolithic building are the best value for money and quality of living. The monolithic frame does not consist of walls, but of columns, this makes it possible to build houses with free-plan apartments. The shrinkage of a monolithic house occurs evenly, which prevents cracks. Walls, ceilings in monolithic houses have a smooth surface.

The service life of a monolithic house is up to 200 years.

Panel new buildings

The panels are produced at the factory, and ready-made, they are delivered to the construction site, where they are installed at home.

Apartments in panel houses have a smaller area in comparison with monolithic ones. But at the same time and a lower price, by 10-15%. Apartments in panel houses require less repair costs (monolithic options, as a rule, involve the installation of internal partitions by the residents themselves).

Significant disadvantage panel apartments- these are drafts arising from poor sealing of butt joints.

Output

If we talk about the price, then the most expensive are brick houses... Buying an apartment in panel house would save. Monolithic new buildings are in the middle price category.

What does a buyer face when inspecting an apartment in a new apartment building? What you need to pay attention to and what are the main steps that will lead you to a quality repair.

Which house is the best place to buy an apartment?

So, the decision has been made - we are buying an apartment in a new building! First you need to decide what we are buying for. For investment or for housing. I will not consider some investment issues, since it does not matter what to buy, the main thing is where, the location of the object is important for investing. Consider new housing developments.

Material for construction apartment buildings

What material is the best material to buy an apartment in? There are three main options:

1. Frame house building the most common. This is a monolithic concrete frame filled with bricks, foam concrete blocks, polystyrene concrete. The most suitable option for housing is brick. All other materials are not suitable due to their low ability to mechanical stress and are prone to shrinkage and cracks, the only exception can be autoclaved aerated concrete. In such houses there are heaters, it will be good if it is not polystyrene (service life of 15 years), but, for example, basalt.

2. Monolith is the cheapest structure. Do not think that by buying an apartment, you have saved! As a rule, some of the walls in the apartment itself are made of concrete on which it is difficult to make repairs. Therefore, the price, for example, for shtrobing for electrical wiring will be 2 times more expensive, and the hidden laying of heating pipes in the load-bearing wall, as a rule, cannot be done. Often the walls in the monolith are not level and you have to level them with mixtures. More cons? Concrete is a good conductor of sound, so if you are on the eleventh floor, you will very well hear how renovations are made on the first. Or there is a fashionable sports complex on the ground floor, and then the pleasures of life in a rocking chair can "get you". And all because of the lack of sound insulation! Even in the last built houses of the USSR period, there is sound insulation in the form of slag and expanded clay.

Another disadvantage of monolithic houses is the freezing of the walls due to poor-quality insulation of the outer parts of the buildings under the ventilated facade. As a result, the wall in the apartment is covered with frost, then the putty and wallpaper fall off. In winter, soot from heating radiators adheres more to concrete walls, and it will be possible to paint over darkened walls only in summer! The owners of apartments in monolithic houses are forced to make cosmetic repairs more often than brick ones.

3. Brick is the most best material for the construction of apartment buildings. As a rule, brick houses are no higher than 5 floors. The thickness of the walls is about 60 cm. Such houses have only advantages!

Facade finishing

No matter how uninteresting the brick on the facade looks, but it is precisely it that will not need to be repaired and repainted in subsequent years. Therefore, your HOA will have fewer problems, and accordingly you.

Porcelain stoneware ventilation facades are a beautiful material, beautiful buildings, but no one knows how this facade will behave over time or during earthquakes. Under the ventilation facade there is a heater and a vapor barrier membrane that have a service life, which is no more than 20-30 years. Thus, such inheritance will not be useful to children and grandchildren or will cost more than an apartment in brick.

What you need to pay attention to when viewing a room:

- curvature of the walls, adjoining the corners of the walls with the ceiling

The quality of these works during construction speaks about the quality of the house built itself. Carefully, using special tools, or at least a corner, measure the corners of the rooms. With long guides it is possible to determine the curvature of the walls.

- finishing - rough, plaster

The applied plaster reduces the cost, if it is applied with high quality and does not imply redevelopment, the cost of your repair. Or leads to a rise in price if you have to remove it or additionally level it.

- electrical wiring

An ideal option is an installed electrical panel, and you yourself install the necessary sockets and lamps at your discretion. Pre-cut and assembled boxes save your costs. But often, they are bred as in Soviet houses, that is, in the most inconvenient places, according to the principle - one chandelier in the room.

- distribution of pipes for heating and water supply, plumbing

Plumbing and water supply are standardized. It is not always convenient, but for that you do not need to call a specialist to perform this type of work, provided that you do not have individual design project... If you have one, then it is better to do according to it - it will probably be more ergonomic.

Previously, the developer could pamper us by installing copper pipes, but now it is ferrous metal for heating and galvanized metal for water supply, the service life of which is 15 years on average. According to the rules for installing galvanized pipes, welding is not allowed, which burns the anti-corrosion layer of zinc; in practice, this is the first place of leakage after 10-15 years. Again, it all depends on your capabilities, it is up to the question to change or not. When creating a modern bath and toilet, you will have to replace at least a copper wiring, since it is laid in a gate or closed with boxes, followed by laying ceramic tiles. Copper pipes give us the opportunity not to service them for 50 years. If we leave the risers without replacement, then it is necessary, by closing them with boxes, to think over the box so that in the future it will be possible to service the pipe by installing several mounting hatches. Otherwise, after 10-15 years, the box will have to be broken and the ceramic tiles on it replaced.

Metaloplastic good material to save money, but the fittings used may leak when subjected to mechanical stress. They are often used for heating distribution in houses with a central system, where there is one riser for the supply and one for the return, and there are no risers familiar to the look in each room. The wiring is carried out in a groove along the floor to the place where the radiator is installed.

How to determine the quality of the rough finish and the cost of work

If you are planning to do the finishing in new apartment according to your idea or design project, then all that may interest you - how level the walls are, which of them can be demolished and where to put new ones. Everything else, oddly enough, you will replace completely or redo it for a design project. A complete set of new apartments is done to launch the house into operation and reflects the needs of the buyer only at the level of physiology: here's a light for you, here's a toilet for you!

What is the cost and what stages the work is divided into

The main thing is to decide on the design and materials of the final finishing before starting work. This is the main stage for the client. In the presence of a complex team, you will only have to agree on a payment schedule and deadlines. For a reference point, a mid-level finish costs 10 thousand rubles per 1 sq. meter with payment for work and materials. It can be cheaper, it can be more expensive, it all depends on your ambitions, desires and capabilities.

And if you just started to trim what you already have? Most the right way think carefully and at least schematically draw on the sheets everything that you would like to implement. After that, invite a foreman-finisher or a construction auditor, which will allow you to understand the estimated cost of the upcoming work.

What kind of specialists you need to attract, and what kind of work you can handle on your own

It is best to choose a company or a team that will perform a complex of work, which includes plumbing, electrical, finishing. Otherwise, you will get tired of the selection and search for specialists separately. And you will also have to control all contractors, in fact, act as a foreman.

If you have any experience finishing works, then you can do them yourself. For example, to do all the work with the help of a team, except for painting walls and ceilings, installing sockets and switches, chandeliers and lamps, as well as installing a baseboard. Subsequently, do it yourself and have a lot of fun.

What can you save on, and on what - in no case

Savings are known over the years. You should not save on wiring, leveling walls and ceilings, on tiles in bathrooms, on plumbing wiring. You can save on end equipment and put cheap sockets and switches, heating radiators, you can put a toilet bowl and a faucet in the bathroom of dubious quality. I hope that by the time they fail you will have money for good equipment of European quality, and future replacement will not cause difficulties, all final equipment has common mounting dimensions and standards.

What else?

There is an opinion that the use of wallpaper is very economical. Let's dispel the myth. The cost of gluing the simplest wallpaper is from 100 rubles per 1 sq. meter, and the cost of painting works - from 50 rubles. Well, the cost of paint will be exactly several times cheaper than the cost of wallpaper. I am not against wallpaper, I am for beauty and for accents that you can emphasize with the help of 2-3 strips of designer and exclusive wallpaper.
