Calculation of building a brick house

Building a house always requires some calculations.

First of all, the calculation of building a brick house is done so that an estimate is made, that is, the costs of building materials, tools and work are determined.

If an organization builds a house for you, they undertake this work, of course, for a certain fee. But if you decide to save money or do not trust the contractors, then the calculation of the estimate will fall entirely on you.

House design

Most often, the project of the house and the calculation is made by the design organization based on the capabilities and wishes of the customer. But sometimes it makes no sense to order an individual project. In this case, you can buy a ready-made project, which, firstly, is cheaper, and secondly, it has already been tested by time and, possibly, even refined to its logical conclusion.

In any case, it is necessary to consider whether the house will be used for permanent residence or for seasonal use. The thickness of the walls and the insulation of the house depend on this. If you want to build a house for permanent residence, then it is advisable to make the walls thicker, and if the building will be used as a summer residence, then you can save money.

For the construction of a country house, you can design yourself exactly what you want to see on your site. But it is necessary to remember the responsibility that you take upon yourself. And if you are not very competent in design and construction, then the structure will be too unstable and at the slightest impact it can collapse or sag. Or the structure will turn out to be very stable and stable, but it will take a lot of materials to build a house due to the fact that you are reinsured about the reliability of the building.

Budgeting

So, if you have decided on the project of the house, then now is the time to calculate the costs, which will depend on how correctly the construction process will be organized. The estimate will be incomplete if you do not take into account the cost of delivery of materials, performance of work by third parties and other nuances. Therefore, the calculation is best done slowly and accurately following the project. If, in the process of studying the project documentation, you decide to erect additional buildings in the immediate vicinity of the house or make an extension to the house, then it is better to recalculate the foundation and make changes to the project. It is optimal if the laying is carried out in 2.5 bricks. But if a country house is being built, then 1.5 bricks will be enough. Do not forget that in addition to brick, at least on the inside, there will definitely be plaster or drywall.

If the project does not contain, then various special calculators will help you. Also, do not forget that interior partitions that do not carry structural loads can be made of frame made of plasterboard, plywood, or from ASG blocks. These solutions will help you save money. An equally important nuance will be how professional the construction work will be. Building a house requires certain skills and experience. The more experienced those who carry out construction work, the less costs will be spent on building a house.

Another item that will be added to the estimate will be construction tools, equipment and inventory. It would be more expedient to rent a part from this list, but almost everything will have to be bought. The list of tools will include such items as shovels, axes, hacksaws (for wood and metal), hammers, miter boxes, mallets, crowbars, trowels, trowels, as a rule, plumb lines, levels and other construction tools. It is better to rent specialized equipment and power tools. After all, the tool that you are used to using at home for minor repairs will not always cope with the tasks.

An important aspect when drawing up an estimate will be the need for thermal and waterproofing. In any case, the foundation must be waterproofed, if not from groundwater, then from heavy rainfall. But the decision regarding thermal insulation will have to be taken personally by you. If the heating system that you plan to install in the house is very effective, then you can do without thermal insulation, but do not forget that in our latitudes there are severe frosts, from which even a wall of 2.5 bricks can freeze through. Therefore, it is still better to include such an expense item in the estimate. And then it will help to save a lot on energy.

Let's move on to the communications of your home. Construction doesn't always start with a foundation. It is necessary to provide supply and drainage of communications. After all, if the foundation is laid, and the sewer and water pipes are forgotten, then get ready for unforeseen expenses. Alternatively, you can consider special openings for communications in the foundation, then your estimate will definitely not be inflated. In the project, all communications are naturally taken into account, it is only necessary to make a calculation for the purchase and their laying. The main items are sewerage, water supply, electrification, gas supply, heating and ventilation systems. The rest is at your discretion. Do not forget to take into account the costs of coordinating projects for the supply of communications to the site, if there are none.

If the main work, which includes laying the foundation, laying bricks, installing floor slabs (if any), erecting a roof and installing a roof, will be performed by professional hired workers, then you need to study the prices for performing these works. After all, the lion's share of the costs for building a house is required just for the execution of these very works. But there is no need to save money by hiring dubious workers without experience and construction education. And if you are planning to hire people for the interior decoration of the house, then the costs will be much higher. Therefore, if your budget does not allow you to build a house on a turnkey basis by contractors or construction teams, then it is better to do something yourself if possible.

Purchase of materials and their storage

After the estimate has been drawn up and the final calculation has been made, it's time to move on to the purchase of foundation blocks, bricks, building mixtures, cement, sand and construction tools. It is best to buy these materials from the organizations that produce it all. But if there are no such organizations in your region, then contact your authorized dealers. Otherwise, prices will be higher. It is not necessary to buy everything at once, otherwise, until it comes to the roof, the material may deteriorate or be damaged. After all, building a house is a process that requires some measure. But the purchase of tools and equipment is better done in advance. And if you rent specialized equipment, then at the right time it may simply not be available. Window blocks and the front door can also be ordered as the first and subsequent floors are being built, because their production will take some time. But interior doors can be ordered after the interior decoration of the house begins.

It's also a good idea to calculate the cost of delivery of materials. If delivery is free, then, of course, it is better to buy consumables with delivery. But sometimes it is much cheaper to purchase taking into account self-pickup. It is better to coordinate the laying of the foundation and pouring the slab at the zero mark in advance both with the builders and with the organization from which you rent a crane and a mixer with mortar. Indeed, in case of inconsistency, you will have to pay for simple equipment or workers. It is better to organize a special place for storing purchased materials so that various natural factors do not spoil them. If materials are not stored properly, additional costs can be incurred and the construction of the house can be delayed. Well, after installing windows, ceilings and an entrance door, materials can be stored in the house.

The sequence of building a house

If all the points are taken into account, the estimate is drawn up, materials and tools are purchased, workers are hired, then it's time to start building a house. The first step is to prepare the soil for the foundation. Then the foundation blocks are laid, if necessary, formwork is installed, reinforcement is laid, concrete is poured, waterproofing and filling of the foundation walls are carried out. Do not forget about the laying of communications and the device of the porches. If the number of storeys of the house is low, then almost immediately after laying the foundation, you can start laying the box.

All work is carried out in accordance with the project. Bearing walls are laid first, then partitions. If ventilation is provided in the box of the house, then solid bricks are laid on pipes and ventilation ducts. After the first floor is taken out, floor slabs are laid or formwork is installed and a monolithic floor is poured.

The rest of the floors are built according to the same principle as the first one. If the house is one-story, then the construction phase goes to the roof. First, the installation of the rafter system, waterproofing, insulation, and then the roofing, which is included in the project, takes place. If a living space is planned in the attic, then it is better to lay the pediment in the same way as the entire box. But if the room is intended only for storage or will be used as a living room only in the warm season, then the walls can be made not so thick. If a fireplace or stove heating is planned in the house, then you need to take into account the space under the opening in the roof for the chimney.

After the main construction work is over, the windows and the front door are mounted, you need to let the house stand for a while so that it settles and cracks do not go after the interior decoration. And during this time, you can decide on the interior design, purchase the necessary material, install a heating system and other internal communications. After all this, you can proceed to the interior decoration and arrangement of your new comfortable home.
