The cost of building a brick house

Not every owner of a private plot can build a brick house, in addition to purchasing small-piece masonry products, the estimate includes a joint solution, a stable monolithic foundation, installation and finishing work. For external walls, ordinary products with a strength grade from M150 are used (in frame structures, M125 is allowed), internal partitions - from M100. Preference is given to hollow ceramic elements, which reduce the load on the foundation and provide optimal insulation against heat loss and noise. The most justified and economically profitable is a modern porous block of double or non-standard large format, which allows building a house up to 6 floors. Ceramic types are preferred, as they are more durable, but with a limited budget, the laying of silicate bearing systems is allowed.

Facing brick is used for decoration. Its base is different, ceramic, clinker, silicate and hyper-pressed varieties, most often of the lightweight type, have suitable characteristics. They are laid simultaneously with the main walls or are tied to them afterwards.

Choose one of the following:

1. Low-rise cottage with load-bearing walls made of porous ceramics, without or with minimal external insulation and light vapor-permeable cladding.

2. Monolithic house made of solid bricks, including silicate ones. It is rarely selected due to the high load on the base; most modern firms refuse it.

3. A standard low-rise house made of hollow blocks (most often - thickened) with solid ordinary masonry and wall thickness within 38 cm, external insulation and a system of wet or ventilated facades.

4. The same, with the thickness of the walls, justified by heat engineering calculation, without insulation, from ordinary and front bricks.

5. Low-rise houses with well masonry filled inside with moisture-resistant, lightweight and low-cost types of thermal insulation, for example - foam concrete. The decoration in this case can be very diverse.

6. Cottages built using monolithic-frame technology with load-bearing reinforced concrete beams filled with effective hollow ceramics. This method allows you to build a two-story house with a wall thickness of one double brick, thereby reducing the total cost by 10-15%. Heat retention is achieved through external insulation; plastering is the recommended type of cladding.

The final option is selected based on the size of the budget, the bearing capacity of the soil (only monolithic slabs on stable soils can withstand continuous masonry, the requirements for porous blocks are less stringent), the climatic conditions of the region and the intended purpose. The use of small-piece products makes it possible to implement complex schemes with columns and arches. Any ready-made plan from gas blocks can be converted to brick and vice versa, but the best results are achieved with individual design.

Factors influencing the cost of construction

The total costs for the construction of a turnkey brick country house include the price of all materials (including the cost of their delivery), payment for general construction, installation and finishing works and organizational costs (for site preparation, rental of special equipment, supply and connection of communications, preparation and approval project). The final budget is influenced by:

1. Dimensions and number of storeys of a brick house. There is a direct relationship between the cost of the foundation and the height of the building; when using ordinary silicate or ceramic products, the recommended maximum is 3 floors, the first of which is laid out from more durable blocks in comparison with the rest.

2. Needs for the basement. Cottages with 2 and more storeys need to lay a powerful monolithic base with a high and well-insulated base, only a reinforced slab or a stable tape can evenly take the weight, the introduction of a cellar into the project increases the cost of the foundation several times.

3. The presence or absence of complex architectural forms: columns, arches, balconies.

4. The type of the selected masonry, the complexity of the dressing scheme.

5. The need for external insulation, type and thickness of insulation.

6. Cost of cladding, interior decoration and roofing system.

7. Remoteness of the site from the main routes, warehouses and communications. The presence or absence of a convenient entrance and storage space for bricks.

8. Seasonal factors, the need for additional protection.

9. Limitation in terms of construction. For the correct set of strength, the outer walls of small-piece blocks are erected at intervals for every 5-6 rows. With large dimensions of the building, the masonry is carried out by a small professional team, such services are more expensive.

The width of the tape or basement walls depends on the chosen thickness of the masonry, the average height is 1.5 m, it is not difficult to calculate the required volume. The minimum cost of preparing a foundation within a house area of ​​100 square meters is 40,000 rubles. At this stage, all the holes for the supply of communications are laid.

There are two ways to calculate the cost of wall material for a brick house: simple, without taking into account the thickness of the seams, and complicated, with drawing up a detailed dressing scheme. In the first case, the real consumption will be 20-25% less, but there are no problems with the breakage of products, the leftovers go to internal partitions and are needed for household purposes. In the second one should be purchased with a 10-15% margin. The thickness of the walls is determined by the heat engineering calculation, the window and door openings are subtracted from the resulting area of ​​the box. Knowing the size of the selected blocks, it is easy to find their total number.

When calculating the volume of masonry mortar, standard norms are used, at least 0.223 cubes are used for 1 square meter of standard masonry in 2 bricks, when laying slotted elements, this value increases by 10-20%.

Most firms offer to build a turnkey house, savings are achieved due to the fact that several stages are performed simultaneously. The erection of partitions, rough finishing and laying of communications are carried out in unfavorable weather conditions outside. The costs of these works and external cladding can reach 40-50% of the total estimate. The cost of arranging the roof is standard, the unit can support the weight of any roofing material.
