Projects of two-story brick houses: how they are drawn up

Construction in the countryside provides a wide range of options for building a house that meets all your wishes and preferences. Creation of a special project, owning your own plot of land, a variety of traditional and modern materials, as well as technologies, will allow you to build even the most complex object.

If you decided to build a country house, then a two-story brick building would be the best choice.

Advantages of the material

  1. Building bricks have good strength... This indicator is expressed in its brands. So, the designation m100 indicates that the material will withstand a load of 100 kg / cm². This is enough to build a three-storey house.
  2. Brick buildings are some of the most durable structures and can be operated for at least 100 years.
  3. Ceramic products are made from sand, clay and water... The silicate analogue is made of lime and sand. Thus - brick is a natural material that does not contain harmful substances. It allows air to pass through well, does not rot, and is not afraid of pests.
  4. Frost resistance- the property of a substance to withstand the maximum number of freeze / thaw cycles, without destroying its structure. The optimal number of cycles for Central Russia is F40 / F50. The brick has a higher frost resistance. Therefore, projects of 2-storey brick houses are relevant for regions even with the most severe climate.
  5. The material is versatile and aesthetic... Thanks to its small size and various techniques, it is possible to build houses in any architectural style, to give them unusual and original forms.
  6. Fire safety is one of the main advantages of bricks.
  7. Among other things, the material provides excellent sound insulation premises.

How planning can help construction

  1. Projects of brick two-story houses - residential houses, provide many opportunities to implement the most daring design developments. You can build your own without limiting your imagination.
  2. The total area of a cottage or a house with two floors will make it possible to use the space more efficiently and rationally. You will be able to equip living areas based on your ideas about comfort. You will have the opportunity to create unusual interiors and layouts.
  3. As for the appearance, the two-story house is significantly superior to the one-story counterparts in this. It looks more solid and aesthetically pleasing. If a competent project of a 2-storey brick building is created and a high-quality construction is carried out on it, you will receive a building comparable to a villa.

What the documentation should include

Many of the land owners believe that a special building project created in one copy is preferable for construction. But it is not so. Experts - architects and designers, have long invented, worked out and actively apply a set of techniques that help make housing convenient, comfortable and practical.

Note!
Typical projects of 2-storey brick houses, and we are talking about them, would be wrong to call them standard.
Rather, it is the optimal solution that takes into account most of the needs and requests of future owners.

The ready-made documentation packages that good construction companies offer are very diverse. You can easily find among them the one that you like. At the same time, many firms provide standard designs of brick houses on two floors for free.

With this documentation, you:

  • save on your construction budget;
  • you will be able to build a house according to a project that has been tested by time;
  • you will know exactly how many building materials are needed;
  • obtain permits for the construction of the building;
  • you will have a comprehensive idea of how your future home will look like.

The complete drawing set, which the project of a brick two-story house should have, consists of the following parts.

  1. Architectural section... It should contain the exact parameters of the building, detailed plans for it, as well as the layout of the roof and floors.
  2. Constructive section... It includes general data as well as a schematic layout of foundation elements, roof truss structures and stairs. In addition, there are precise drawings of all individual assemblies with the specification of materials and products included in them.

Additionally, documents for a residential building or projects of two-story brick baths must contain:

  • section on the power supply system;
  • the part that deals with water supply and sewerage;
  • heating system drawing;
  • section related to the gas installation (if any).

Note!
Ordering or creating a project of a two-story brick house is only part of the tasks that need to be solved by those who are planning private construction.
Just like the form, the content of the building and the interiors of its premises are also important.
They need to be thought over at the planning stage.

Basic design rules

If you decide to plan your future house with your own hands, then you should know about two principles for the design of residential buildings, applied in practice.

The first principle

It concerns the parameters of the premises and elements of the house. When planning it, an already specified area or volume is taken. It is divided by the required number of rooms. They need to be grouped optimally.

In this case, the dimensions should be maintained not less than the minimum values given below, even if a project is being drawn up for a small two-story brick house.

  1. The height of living quarters (from floor to ceiling) must be at least 2.5 meters.
  2. The area of the living room / hall should be 12 m² or more, the bedroom / children's room - 6 m², the kitchen - from 5 m² and more, the bathroom - from 3 m².
  3. The width of the utility rooms in the building should be at least: kitchen - 1.7 meters, hallway - 1.4 meters, corridor - 0.85 meters.

You need to plan for natural light in the living room, kitchen, nursery and bedroom. At the same time, experts recommend maintaining the ratio of the areas of light openings and floors, equal to 1: 5.5 / 8. Rooms that will have natural daylight should be well ventilated through vents and transoms.

Now the instructions for stairs.

  1. The smallest width of flights of stairs should be 0.9 meters.
  2. The maximum permissible slope is 40/45 degrees.
  3. The number of climbs included in one flight of stairs should vary from 3 to 18.
  4. The optimal step height + tread width is 0.45 / 0.5 meters.
  5. The elevation of the floors of the rooms at the entrance to the house is usually less than 0.45 meters.

Note!
Only under all these conditions, if you create a project of a small two-story brick house, and it has the given dimensions, you can get the required number of rooms.
If you want to squeeze more of them into a limited volume, you run the risk of planning rooms in which there will be nowhere to turn.

Principle two

After you decide on the required number of premises, their purpose and area, and then group them, you will need to choose building materials.

  1. In our case, the main one is brick. Most often, its ceramic variety is used, because its price is optimal. Such a brick has the following dimensions: ordinary - 250 × 120 × 65 mm, one and a half - 250 × 120 × 88 mm, double - 250 × 120 × 138 mm. A good alternative to ceramic counterparts, when constructing a two-story building, is a double silicate brick m 150. (see the article for more details)
  2. Next, you will need to select the type of insulation, waterproofing and vapor barrier of the walls, as well as their parameters.
  3. After that, you can decide on the facing materials and the design of the premises.

Learn more about how building blueprints are created

The lines of the axes of the walls are outlined on the plan. They must pass through the main supporting structures - the foundation and walls.

The longitudinal coordination axes are placed to the left of the house drawing, they are marked with Russian letters. Cross lines are placed at the bottom and marked with Arabic numerals.

The inner edge of the outer wall is drawn from the axis with an interval of 10/20 cm, depending on the thickness of the supporting structure. The focal point of the inner walls is drawn in the middle. Further, the structures themselves are designated.

Then you need to distribute the premises. If a project is created for a two-story brick house with a garage, its location is determined. Then places are selected for a stove with a smoke channel and stairs. Then the doors are applied (they are shown open) and windows.

To understand the appearance of the building, four facades are drawn: the main one - from the street side, the end ones - to the right and left of the front and courtyard.

To make the visual perception of the structures of the building complete, cuts are made in the drawings. This is an image of a house, which is dissected by a vertical plane (with the removal of its front part) and projected onto a plane that is parallel to the secant line.

The sections are divided into structural, showing the structure of walls, ceilings, roofs and architectural, which give an idea of the interior appearance of the premises. In the latter case, the horizontal trace of the cutting plane is depicted as an open line outside the plan.

Output

Drawing up a competent project for a brick building is a rather complicated matter. Especially if the house has a large size, an extensive communications network and a complex shape. Therefore, if you are not confident in your abilities, it is best to entrust the development of project documentation to professionals.
